Default Adding Value to House

Hi i own a 3 bed terrace quite small house moderate size rooms, loft that is being used or anything and a small garden and 1 reception room. Whats the best option to increase the value of the house Thanks

Depends on what you have to work with now.

Redecor and Furnish the interior, landscape the garden, and just make it look like someone cares, upgrade the boiler, install double glazing

Dont forget environment and energy ratings especially with these now being required in HIPs.

If you can invest in insulation, double glazing, etc and improve your homes energy efficiency then you should be able to improve its value slightly.

Failing that just wait for 10 years and your property is sure to increase in value

The best way to add value is to add space. Additional and usable square footage (extra bedroom, bathroom etc) is really the most sure fire way to increase the value of your property.

There is something called "permitted development" rights attached to you home. They allow you to extend your home in a range of different ways all without the need for expensive and risky planning permission.

There is an architect run company called "Betternest" that is leading the field in showing homeowners how to exploit their "permitted development" rights.

Now of course development of any kind costs dosh...lots. If that's not your thing then the biggest bang for your buck will come from the age old cosmetic face lift and a good old tidy up.

Oh, one last thing. Nationwide publish tables of what domestic alterations add the most value. They are somewhere on their website (google them and I'm sure you'll find them).

I should say that they should be used as a rough guide only as what will add the most value for you is dependent on your local market. Speaking to a number of local agents is the best way to find out what project would be most sensible for your property.

Just make sure that whatever you spend on your property, you more than recoup the costs on the increase in value.

It depends what condition the property is in. If you can modernise the bathroom and kitchen that can help. Or if you can convert the loft into an additional bedroom that is possibly a good option. I would suggest calling round a couple of local estate agents for advice
