Default Advice, Buying a Bovis Home what should I offer?

Hi all,

I am trying to buy a 4 Bed detached Bovis Home, current price £249,995 they have accepted to P/X my property for £190,000 and give me 5% discount. Now due to the current credit crunch I can only get a mortgage for £210,000 so my question is should I go straight in and put this offer to them?

as per other post - make the offer - put it in writing and wait

the developers share prices are falling and they need all the sales they can get -
