Dear Googler
Thank you for your reply and for showing such an interest in our website and ebooks. The website is very new and as such, is emerging as a portal for selling and buying property online which is why it has so few properties listed currently. We are attempting to increase our properties using a variety of techniques but it is a slow process. The website is presented as a tool to use for people who wish to sell their homes, with or without the use of an agent. We do not exclude agents from our website but allow all to list their properties however they are selling them. If people choose to sell their homes without using an agent there is a lot of information on the site that will help them. Our ebooks have been put together using a variety of sources both on and off the web after extensive research in the area. I apologisde if I have not referenced every statistic I use in the copy but I can assure you they are not made up and have come from traingulation of a number of sources. A solicitor told me never to use sole agency, because EAs will fix the price by selling to their preferred buyer, who will be paying a backhander. This is less likely with multiple agencies, because it is unlikely both EAs will be in on the scam.

Are you REALLY suggesting that all, or a significant number, of EAs in the country are accepting backhanders when acting under sole agency contracts....?
How many buyers do you think there are who are willing to pay a backhander to a selling EA to secure a property? I don't think there's very many at all. |

A friend of mine was selling a house using multiple EA. EA A forwarded an offer from a prospective buyer, and stated that the buyer's offer was final. Just before completion, EA B forwarded an offer which was in excess of EA A's offer. EA A immediately forwarded an increased offer from their client, in spite of previous assertions that they would not pay "A penny more."

Sorry, I mis-told the story. What I should have said was that the first EA having told the seller that the buyer would not pay a penny more, when confronted with EA B's offer, then immediately came up with another buyer who made an offer higher than EA B's offer. Needless to say, EA lost the sale.
