Default Asbestos!!!

Hello everyone,

ok, we are about to purchase a property and have received the mortgage offer. the survey is a bit worrying, it mentions that there may be asbestos in the property , due to the ceilings and walls having textured coating, also the surveyor was not able to have access to the loft space.

I have since googled what this could potentially mean, after knowing the risks of asbestos which is very dangerous if disturbed, I am now thinking about the costs involved for me.

I will need to do a survey which will cost between £250-500 just to confirm asbestos and where it is and the removal costs. what i want to know, if there is asbestos present, but the vendor refuses to renegotiate the price should I still go ahead? I have read that the removal of asbestos is very costly and must be done by someone qualified. would you guys have an idea of the cost of removal? it is 3 bed 1900 double bayed house.

please help, and give me some advice. I want to purchase the property but very worried of this asbestos issue.

Asbestos can be a huge issue - this flags up so many warning signals. Question is whether you are dedicated enough to buying this particular house to want to concern yourself with asbestos issues. However, on any property you are serious about you should really consider paying for a surveyor.

i agree, if there is an asbestos risk then you shouldn't go for it, also the "surveyor was not able to have access to the loft space" that means he hasn't checked the whole house so just walk away

Asbestos is only a problem if it is disturbed. If there are old style artex ceilings they may contain asbestos - thousands of 60s/70s houses have them - so you get a plasterer to add a skim surface on top and forget about it.

We got a new boiler in and the old flue was made of asbestos, so the installer just had to be a little careful, but as above if you don't disturb it I think you should have no problems. You probably need to get fuller information on the extent.
