Bellway homes

The housing development I'm in is dominated by Betts Homes, but there are also two phases taken up by Bellway Homes.

Certainly the styles they're building around here are nice looking, with lovely stonework on designs such as the Scourie, Tiree, and Moray.

One thing you notice with these homes is that they really like to cut back on the land involved - while some of the Betts homes are set well back from the road, the Bellway homes generallyhave much shorter front gardens, but there's generally no attempt to compensate for this with larger back gardens.

Like a lot of current developers, there's no real attempt to create large back gardens, which means you need to look to ensure that you don't end up with something too small for your requirements - something those with kids often need to bear in mind.

Something I found interesting is that the bigger houses don't seem particularly big in comparison to other developers - Bellway's Moray is in the same price range as the Arran by Muir Homes, but the Muir homes properties seem to open out up the price scale, while the Bellway houses don't feel like they do that.

Overall, pretty looking houses from the outside, but I couldn't help but feel a little cramped inside some of these compared to other developers in the same price range.

I live in a Bellway House and think its reasonably generous in size although we too have barely a front garden! The one thing I noticed when we moved in was the fact that there wasn't much internal sound proofing (maybe typical of modern houses?) but otherwise there were no problems.

I think all this is the 'benefit' of PPG/PPS 3 - the large housebuilders really have embraced maximising the built sq footage on land. Clearly, maximising the % built space on land has a profitable element too!! This has lead to the explosion in apartments and perhaps the current climate will now require housebuilders to build what people want - much less frenetic acitivy will I think mean more descerning buyers.

I have recently bought a Bellway Home, agree totally that I have no front garden, the development is only 50 units mainly of 3,4 and 5 beds with a few apartments.

Although I am very familiar with the new homes industry this was the first time I had personally bought and lived in a new home, my experience with Bellway has been not too bad but given the difficult time the New Homes industry has been experiencing in the past year or so I did find the attitude of the sales staff somewhat difficult wich does make things a little more difficult.

I have advised a lot of clients in the past towards all sorts of new home builders and they have purchased properties and been happy and whilst I am happy in my new Bellway Home I have suggested that in these difficult time that if they had a staff training course on customer service they may sell a few more.

I certainly will be advising my clients on a bellway home if it is within their criteria as the finish has been excellent.
