Any advice on best way to sell house fast with no further outlay?

You want a property investment company - I've used MPG Investments before and worth taking a look:
Sell your home quick! Sell and rent back to get cash for houses or buy cheap property!

Brian has referred you to MPG. They're a large, national company and you should definitely approach for them to make you an offer.

I'd also look in your local newspaper and see if there are any local property companies also advertising there services. Although they maybe one man bands or family property firms, because they are "local" they will know your area better than the national companies and may be able to offer you a little more.

In other words, shop around.

There are loads of these "cash buyers" out there don't just get a quote from MPG. Also, be wary of those that charge upfront fees for valuations. Big Scam!!!

70% of OMV is the current going rate for property under £180,000. You'll get less for more expensive property or property that has poor rental potential.

There are indeed a lot of "cash buyers", but a tremendous amount of cowboys and opportunitists.

So far as I can tell, the major reputable cash buyers are:

- MPG
- National Home Buyers
- A Quick Sale

A number of others are also just lead generators, which means they act only to be middlemen, which means they get a good cash payment for leads, but this can be taken from the buyer's offers offer as well to keep their profit line even.

The reputable ones don't charge upfront fees because they make their money through buying at around 20% discount, on the grounds that they can sell for a profit a few years down the line.

20% off the asking price can seem like a lot, but there is a strong chance of property prices falling a further 10-20% over the next 18 months anyway (on top of the 16% lost over the past 12 months), so if anyone is looking to sell fast, these companies do what they say on the tin.

I would try to market your property to foreigners holding dollars or euros, maybe specialist websites or estate agents?

I'd use as many agents or sites as possible, you need to get as much exposure as possible in the current market!

I'm not sure there is a way to sell your house fast guaranteed unless you offer a really good deal- if no one wants your property selling it quickly is not even option!

Hi All,

As a property buyer myself, I would recommend you do shop around a little bit online to compare offers. It all comes down to how quickly you need to sell your house, or how quick you need the cash. Under a month and you can expect offers below market value of between 25 - 30%. If you can afford to wait longer anywhere between 10 - 25% is common. House buyers, or investors, can afford to be picky right now as there are so many bargains out there for them. A quick house sale can be achieved where you can sell between 10 - 25% below market value, you just need to use the right people. If you can get them to pay all fees (solicitors, survey etc) - even better.

I am aware the original post was a while back but I thought I would give a some input from a buyer side.

Use an agent, tell him you want a quick sale and he can price it accordingly; should still be cheaper than these 'we buy any car' type property buying people
