Hi, I am just looking into the viability of self build and I think the most difficult thing is going to be finding the right plot. Also getting the timing right (selling our house to buy the land as good land is being snapped up quickly) We have considered selling up and living in a caravan on our land whilst we build (if we find some) Most of the land We have seen are either tiny postage stamps or several acres, which the vendors will not split. Does anyone have any experiences to share on this subject?
The best website i have seen for self build kit homes maple timber frames> they are cheaper than potton because they have the option of softwood frames instead of oak>

Andrea, we've built a couple of times and the really only way is to have cash to move straight away on land of your choice. As you say, good plots are hard to come by, perhaps not so hard at the moment as things are quiet in the housing market. That means either sell your house and move into rented or raise money via a mortgage that will provide cash for land together with a deposit - obviously if you have the cash available then it's easier....
Buildstore tell me they are still managing to lend 95% against self builds so might be worth talking to them about how much you could get before moving out. It's worth looking at all sorts of option for your build, kit builders and traditional construction. Most important is to get it moving with some land.

The biggest obstacle is the land, however there does seem to be more on the market currently.

There are a number of decent sources including auctions and plot search
