Default buying a flat and want to convert loft - do i need deed of variation?

Hi,
I am in the process of purchasing a second floor flat with share of freehold in a 3 storey victorian conversion in london. I would like to be able to convert the loft into a bedroom and ensuite with a rear dormer. The flat has exclusive access to the loft and the 2 flats below have written letters granting permission to use the loft. The lease currently has no mention of the loft.

What should I do to ensure that I can convert the loft when I want to?

Given that I will have to obtain consent from the freeholders for the conversion anyway would it be worthwhile to request a deed of variation during the purchase so that the loft is demised to the flat? Will it also make me solely responsible for the roof?

You should certainly get a deed of variation to extend the area covered by the lease so as to include the loft. That should not make you solely responsible for the roof structure or covering, only for the loft space. However, if you instal dormer windows or other "penetrations" of the roof, you would be responsible for those
