Default Buying a property (need advice)

Hi guys I’m planning to buy the lease for a 6 bedroom flat
there are currently people staying in the flat rooms but without any signed agreement the owner has informed me so I am wondering if I wish to buy it vacant as it needs work can I get a letter from the solicitor stating that I would like the property vacant? as the owner isnt promising me vacant so i would like it completley empty.

Not sure what a letter from a solicitor is going to do in itself.

You simply tell the seller that you are only interested if the place is vacant before you exchange contarcts.

If seller not willing to arrange this then you walk away. It is as simple as that.

Agree with Richard - simply insist on purchasing the property as vacant posession within the purchase contract, and then the problem is his to get rid of the tenants.

heya , does anyone know if there is a good agency to recommend for properties in Waterloo , London ? Looking for those who don't charge management fees as high as 15%
currently looking for a 2-3 bedroom flat to buy some time this year , around 100 sq feet , all prices welcome but max 60k .

So you want to buy to let? Separate issues - you find flat/house to buy and then instruct a letting agent. Don't need agent on purchase.

You can't mean 100 sq feet! How do you get 2-3 bedrooms, bathroom, kitchen/lounge all in an area 10' x 10'?

Whatever size I can't believe you will find anything at all in the Waterloo area for around £60K - may be a lock up garage!

There will plenty more opportunities out there. Remember, when it comes to property, you only get one shot at spending a large deposit (unless you're very rich of course).

I agree i dont think you should agree or sign anything you dont need the extra hassle of having people in the house this seems very odd to me and the landlord should only be selling the property when these peoples contract ends surely i would stay away unless he says they will be gone..

Just make sure the property is being purchased with VACANT POSESSION.
Visit the property on the day of completion and make sure nobody is still there. You don't want sitting tenants!!
