It's more to do with the building line and whether it's still on the side of the property. Overlooking another properties immediate rear garden can also be a problem due to privacy. A good starting point is to look at the governments Planning Portal web site. They have an interactive display that gives a lot of explanation on the current Planning regulations see:

It is such a huge competition among building companies nowadays that it makes them do free survey and estimates for people like you just to win a job. Ask proper building company to come over, they will be able to tell you whether you can be granted an extension. - that is my advise.
