Default Cancelling a recent agency contract

I have just put my property on the market under 12 week sole agency contract.
However the only properties I was interested in buying have all gone, is it possible to cancel my listing? and if so, what is the typical penalty.

Does your contract mention any specific details about penalties? It's definitely a good idea to read it and determine what possible financial penalties may apply, as that's easier to discuss.
