I think Northamptonshire is quite a cheap place for property. Try places like Rushden or Raunds.
Thought like most places with low property prices, this also dictates the "niceness" of the area. I think there is quite a lot of social housing in that area. Another area I notice relatively good property prices is Peterborough. It's got some good job prospects too. |

The cheapest houses are at in general, alot of its down to the specific area though, you'll find areas with Universities local are cheap because of the student lets. |
