Default Contract - refusal to sign

hello
i have had a family living in my house for a year now.they have fallen behind on their rent ,damage is being done and there is also graffitti now scrowled by the front door.i gave then a six month contract to sign but both are now avoiding the issue.As this stands we only have a verbal agreement now but what do i have to do with regards to serving an eviction order as no legal contract is in existence now?thank you

If you had a verbal agreement this would normally suffice as a verbal contractual agreement. I would go straight to a solicitor and ask them to deal with the matter as situations like yours can get very messy. i.e. with section 21 notice.

Additional if you went through a solicitor you may be able to claim back monies due i.e. damage etc

You certainly need to formalise the agreement by means of a shorthold tenancy agreement or proceed with the section 21 notice with a view to evicting them.
