Default Demolishing an extension in order to regain permitted planning development??

We have a 1930’s semi and would like to convert the loft with a hip to gable and rear dormer however the local council’s policy is only to allow a side dormer with a restricted rear dormer.
A number of neighbours on the same road have achieved the full loft alteration with hip to gable by using their permitted planning allowance. There is already a single story rear extension on our house and we have been advised by an architect to demolish the extension, obtain a certificate of lawful development for the loft and then apply for planning permission for the extension… can this be right?

If so, would we really have the raze it to the ground or is there a way round this, like just remove the roof of the extension to qualify?

Would appreciate any advice

why not submit an application anyway, you can always withdraw it just before decision date (if you are advised by planning it will not pass)
