y doesnt the landlord request to have the rent put in there bank account, i am renting on DSS and i got the counsil to put the money directly into the landlords account. Most people dont understand the system anyway they dont ask enough questions therefore refuse DSS because they think its all filling out forms n to much hassle. It does annoy me

I have a website on DSS but they wont let me post it on here cos i dont have 20 posts or something... i wish i could post it because it explains how DSS works and what you can do as a landlord.

I think the advise and reason given on here is really good.I also rent out houses but say no DSS. Hypocritical really as I also guarantor for a friend who privately rent of another land lord. I am too nervous to rent to DSS for reason already stated by previous posts. They way the benefit is paid, i.e. 4 weekly really upsets the cash flow and when you have to pay mortgages and insurances these won't wait or take and excuses for not being paid.

I have in the past rented to dss with no problems at all. They paid every two weeks which as far as I was concerned was a bit akward but as long as they paid didnt really bother me.
They IMPROVED the house changed the flooring re decorated and even had some plastering work done and changed the doors in kitchen which again was an improvement. Unfortunately for me they both got jobs and started working and decided to buy a house and I say can honestly say i shook their hands thanked them, even posted them a card to their new house wishing them all the best. Couldnt fault them at all. So I decided to let a flat to DSS on this basis the couple were great met them in their parents home had good chat and they seemed great. They rented it and I checked it after 3 month everything was great paid on time etc Then they said they wanted to move which was fine by me they gave me 2 months notice stopped paying rent wouldnt answer phone calls or even the door. They left on the day the contract ended I was £800 out of pocket for the rent and had to spend money repairing and replacing various items kitchen bench top, doors etc cost me about another £1000 and im still pursuing them with my solicitor. Think this is reason why people wont take DSS its a bigger risk than private. But you can get more rent through DSS than private so its a risk that I have took again. Rented house in Gateshead for £600 p/m to DSS Couple would have only got £500 Private so there are benefits over private tennants. Hopefullt this couple seem great only time will tell |

There are a lot of landlords that do accept DSS, found new website called dssaccepted its FREE, no charges to register, not like some websites. Only downside not many properies on it at moment, worth keeping on eye on though. It does not cost landlords to advertise either. I just typed dss accepted in google and it appeared as first entry.

I'm a Dss tenant have a 4 year old and the reason I was just refused a place
even though everything seemed to be going fine was because the lanlord did not want children in his property even though my little girl is a star and would never do anything to wreck the property (that's what deposits are for) the property had been on the market for a while months even and he never stated that from the beginning he did not want children even though I asked choices estate agents what he required and did not want from tenants. The place I rent now is unsuitable for living as is in disrepair and the lanlord is what I call a scumlord scumbag and lanlord mixed into one. The lanlord for this new property said he would move the bed but nothing else (now its on the market as unfurnished lol), drop the price to 875 pcm, and wanted us in 3 weeks early and the fee choices came up with was 1,500 now that's a lot of money for most average working people to produce I only had that money due to when I saved from my last job and had worked hard to save it. So he was all ready and willing and then thought "do you know what iv'e changed my mind" that to me was bang out of order especially the amount of money we were willing to fork up it did seem like the perfect place too there was one problem though and i'm not sure if this is illegal but there were no radiators in any of the rooms just one plug in heater which was weird but might not be illegal i'm not sure and now I see the property back on the market with no interior pics mmm. I would just like to say to the lanlords who are doing half the work and not bothering meeting face to face, taking chances on people, treating people like idiots by brushing them off when they want, expecting a lot from people who are the ones paying these stupid amounts of rents in london you get way to much money are way to picky and generally time wasting types of people who don't deserve working peoples money. Oh and those who do stop discriminating on children it's it's the lowest of the low. |

Personally I would to highlight the fact that not all DSS tenants are uneducated low life people as most landlords might think. Some of us have just lost their job and this is the only alternative for us to pay rent while looking for a new job.
Second of all they are an increasing number of people who pretend that they are working and make fake documents to get a place (which is very easy to do), resulting in them often getting in trouble as after getting the house they cannot cope with the payments. And this how generalising and refusing people on dss will result into..people pretending to be what they are not and more fraudsters. Personally I do have my deposit and monthly advance rent if it is required so not all "dss" tenant cannot afford it. And I believe if the landlord to not trust "DSS" tenants they should agree upfront that the payments will go directly to the landlord and not the tenants. |
