Default Financial arrangements

Hi all,

I am new to the forum but have read most of the forum messages over the past few days.

I am currently a programmer (I write websites mainly) but am looking at changing my career to move into property development and BTL.

I already have a BTL flat, but locally, there are a number of good priced properties.

I have spoken to my accountant about arranging the finances. I have also spoken the my financial advisor (FA) (both part of the same company) about the arrangement as well.

Naturally, I want to make it as tax efficient as possible for when I come to take rent or sell the property from a CGT perspective.

My accountant said that depending on certain situations, having a limited company will be more efficient.

My FA has said that there aren't any mortgage companies lending to LTD company.

I am looking at potentially buying and transferring as a capital asset to the LTD Co, but could be restricted from doing so.

Any ideas on how I can arrange the finances to be as tax efficient as possible, based on what I have currently said?

LTD companies CAN raise finance however it will be most lighlty on a Commercial mortgage basis.

This does not mean it will be terribly expensive, in fact many commercial mortgages are cheaper than standard BTL products, as long as the proposition makes sense and is packaged correctly.

Can you tell me more?

It seems my advisor is only probably looking at the private market rather than commercial.
