It would be useful to know what your background is, your current asset and liabilities and what type of property projects you wish to get involved in.

I have two properties, one has a residential mortgage and one has a buy to let mortgage, the mortgages account for about 60% of both of them. I have the 25% i need to put down on the next one. This will be the first property I have bought for a quick turn around so I need info on the the best mortgages for this type of purchase, i.e no tie ins

If you are looking to continue buying properties for a quick turn when the ERC might not be so painful as you can often transfer the mortgage to the next property for a small(ish) admin charge.

Good luck

Have you thought about bridging finance? We sometimes use this method as it`s quick and the fees are not too bad if it`s only for 6mths or so.

Would recommend you see a mortgage advisor, or even two, always trust the professionals as they will guide you in the right direction.
