What should I do(or not do?) It's my first time... Any tips?

I think you should have a look at Tips to sell your home in the first instance.

Another good idea would be to discuss the process with friends and familly who have done this themselves in your area.

You also need to make sure you market your property at the correct price. Look at Mouseprice or Zoopla for comparisions in your area.

Just a quick question...how accurate/reliable do people think Mouseprice is? It seems to be way out with reguard to the current value of my own house.

Hi

Selling a house can be quite a daunting and overwhelming experience. I would advice you to get in contact with a real estate agent to help you through the process. The real estate agent will be knowledgeable about the industry, current trends and reasonable prices. They might have even previously sold houses in your area. The real estate agent will also be able to arrange viewings and be able to take calls from both potential buyers and people that are not seriously looking to buy, also saving you a lot of time.

You should know which estate agents manage to sell well in your area. Most areas will have one dominant agent.

Mouseprice lists ACTUAL PRICES PAID so accuracy is 100% although there is a two month or so time delay. If prices are moving fast (either up or down) the price listed may well not be very current.

People should also be aware of how much it can cost to move home. With agent's fees and Stamp Duty this can be quite a financial burdon.

The Transaction History may be 100% accurate, but I was referring to the Valuation Estimate and the Value Range

And I know it says 'Estimate' but like I pointed out in my above post, what it states for my house is a good 10K out.

They can only apply national or regional house price change indices to previous sale princes and there will be questions about the reliability of any comparables that have been used (if used at all).

To kevins post, mouse price
paid sales listed with land registry are ok, but there valuations are well off.
The last house i sold was valued with a local estate agent at £550,000, Mouse price valuation £ 325,000 i felt sick, i went with the estate agents value after all they know the area better than a website's auto valuation.
