Default Flat above shop

Hi have any of you had any experience with buying a flat to do up above a shop. I've viewed one in need of modernising that can be converted to a one bed to a two bed quite easily. It is in nice area. Are mortgages that hard to got on them? Any trouble re-selling?

The only down side to the one i have seen is that the is no parking with the flat. But there is a train station opposite which i think you can get a yearly permit for.

i dont think they are easy to sell above shops there are 3 near me that have been on market for a while but if its got something going for it then it will be easyer to sell, buy the way is it easy to get permision for converting 1 beds into 2? this s something i want to try i guess it adds value as long as theres ade/ space.
