Buyers should not take the P*ss though with daft low offers.
In my opinion the price is the price.

I completely agree with that, the fastest way to alienate a party is to throw in a stupid offer that's not even worthy of consideration. However as we're all aware, the difference between a valuers opinion and what the market will genuinely support is often quite large.

£140k is beyond the reach of FTBs then they havent sdaved up enough yet and cannot afford to own a home in my opinion.

He may well "cut off his nose to spite his face" but once he agrees to a silly price whats not to say that the buyer comes back with an EVEN LOWER offer just before exchange of contracts?
