most issues you have with an estate agent you would probably find without them.

Estate Agents are a mixed breed. Some of the smaller ones are run by genuinely nice folks. Unfortunately, the commission based structure means they work more on the landlords favour

If you have any contract signed with that agent then you can pursue them in court.
