Default investing/renovating in retirement property ?

hi, i have noticed these properties are cheap however you need to be over 65? has anyone renovated such properties , im presuming if a pensioner[buyer], was willing to be a partner , then renovating such properties would be a viable business? does anyone know what the restrictions are on retirement properties and is this possible?

I don't think retirement property is meant to be a 'viable business', it's what it says on the packet, for over 65's.. affordable accommodation. Why not just snap up some of that cheap property being knocked out at the auctions?!

it seems that there might be less compitition to buy retirement property and theres plenty of stock that needs doing up,and its always cheap , these are the favourable aspects, but what are the downsides?
