We have just heard from our solicitor that the property we are buying (7 years old) does not have a new build warrenty and does not appear to have building regs approval. Although the solicitor has wriiten to the vendors solicitor for further information it would be nice to know how we stand if neither of these documents exist.
Any one out there able to help? |

In the absence of a new home warranty, a certificate - in appropriate terms - from an appropriate professional who supervised the building work would be sufficient
The lack of Building Regulations approval/inspection must be remedied, by a retrospective application (if no approval was obtained) and/or a final inspection now. This could prove difficult for the seller to arrange, but in these circumstances I do not think that indemnity insurance cover would be an adequate substitute
