Loft conversion on a lease hold flat?
Hi am just about to start refurbishing a two bedroom flat. The flat also has the access to it's loft area. I am wondering about the legal stages to do a loft conversion? I will have to contact the freeholders? Get planning permission? I have not done any research in this as yet.

Is the loft included in the leased area? If not you will have to pay the freeholder for a variation.
If it is inlcuded you will still need consent from the freeholder for works and that could cost. You may need planing permission - ring Council up and put a hypothetical case to them... You will certianly haev to comply with the Building Regulations.

Is the area you are planning on expanding into contained within the demised premises of your property ?
If so, then you will be entitled to make any non-structural changes as long as you do not breach any of the property covenants. If not then you will need to speak with your freeholder regarding purchasing this part of the property, your lease will then requre a deed of variation.
