According to Zurich, Manorlane have to be given a new snagging list, this list is to be sent recorded delivery. Manorlane then have 28 days to sort the snagging, if they have failed (I really think they will) then Zurich will send them the same list and tell them to complete the snagging in 28 days. After Manorlane fails again, Zurich will come out and inspect the property, they will send a report to Manorlane, if Manorlane then fail to do the work again, Zurich will have the work done and take Manorlane to court to recover the costs.

I think everyone that buys a new house would benefit from a scheme (possibly backed by government) that ensures house builders, and all the sub contractors that work for them are not allowed to leave shoddy workmanship for more than a month.
There is a registration scheme in the US, I think it is backed by the individual states, but it protects people from poor construction. If the workman, looses his registration, he is not allowed to work. I can think of pleanty of companies that would go out of business if that came over here. A quick update on my situation, nothing has been done to my house since I first posted on here. Manorlane have sent me cheque to replace the floor covering in the kitchen, as they had to move half of the kitchen units and make it square. I have also received an ammeded Warranty Information Checklist (what they will and will not see to under the warranty). I think someone should let this company know they cannot change the terms of a warranty after the event. |

I am another disgruntled Manorlane customer, I bought a house from Manorlane at 'The Dukes' in Carfin, near Motherwell, well it has been ups and downs.
The house has had water leaks with the kitchen ceiling nearing caving in with water building up on top it from a leaking pipe, it took around 6 weeks for manorlane to fix that and now I'm having another leaky pipe somewhere in the ceiling! Other issues of which some have still be fixed by them include:

I thought i should update this thread. 9 months after moving in to my "QUALITY" home. It is now in a worse state than ever. You can see every joint in the plasterboard ceilings, the doors do not fit, we have water coming through the front door. We have just found a damp ceiling on the top floor, so there is leak in the roof somewhere.
The plumbing is noisy, the windows do not fit. They have dug the road up to put the top layer of tarmac down, but did not tell anyone they were doing it. I could not get my car out to go to work. When I came back they had raised all the manhole covers, which damaged the underneath of the car trying to get back on my drive. This company should be investigated, made to pay out and then closed down!!! |

Yet another update on Manorlane. 18 months since moving in, Manorlane managed to make our home worse.
We received a visit from Construction Manager John Shields and Customer Services Manager Duncan McMillan. I videoed them sitting in my lounge telling us how bad our home was and we were not to worry as Manorlane would fix everything at times to suit us and at their cost. 5 weeks later, we have heard nothing from them. I have today contacted the papers. I hope to have the video on you tube by the weekend, along with a new Manorlane website, detailing what has happened with photo's and video content. My only hope is, this will deter anyone thinking of buying a property from this rogue trader. Please do not be taken in by promises of quality. You will regret it for a very long time. |

I have joined this forum simply because Manorlane (Based in Stirling and with developments in Armadale, Blackridge, Motherwell etc) have dealt with me in such a treacherous manner from the moment I signed their legal paperwork.
The house they built has cracks all over it and the stone pillars at the front door move if you lean on them! They have forgotten to put an expansion joint between the house and the garage - and now there is a large crack from the roof to the ground. They have forgotten to 'roughcast' areas around the front window. The windows in the garden room are 'moving', because my plastic blinds are touching the sills - and they didn't when I installed the blinds. The roof leaked for 3 months with water pouring into the house. It took 7 visits by their sub-contractors to correct it. It is now fixed, but they have not fixed the plaster/paintwork which warped and peeled due to the water damage. The list goes on and on. I have emailed them hundreds of times and called them hundreds of times, but they just ignore me and they will ignore YOU TOO! They have lied to me many times about when they will resolve my issues. ![]() I wish I had never bought a Manorland House - and I would certainly - without doubt advise anyone else to NEVER EVER purchase a Manorlane property. Never have any dealings with Ellia Robertson, Duncan MacMillan, Lindsay Laing, Trudy Feehan(P.A. to Mrs Robertson) or anyone else linked to Manorlane. I hope they go out of business due to the housing slow down! Companies like Manorlane are exactly why purchasing a house should come under the trading standards act - like everything else. Manorlane would not last 2 minutes in their customers had the trade descriptions act on their side. They are a unadulterated example of indolence and lies. |
