To try and determine the real interest in your property ask you agent for a click through reports, if they advertise your property on the big internet portals such as Rightmove, Findaproperty, Zoopla, Primelocation its an easy task. The report will tell you how many people viewed your property online, how many of the images they viewed, how many prospective buyers emailed for detail sheet requests. The more internet portals your agents on the more interest and viewings you will get.
Sole agency should be avoided but initially its difficult not to avoid. Normally an agent will sign you up on a sole agency for 3 months after that you can allow other agents to also try and sell your property, but check to make sure your original contract does not penalise you for taking on another agent should they sell. |

Reserve1960 is right to say that your estate agent can provide you with a report that will tell you how many people are viewing your property on the big websites. The same report will tell you how many 'hits' the average property in your area is getting - and if your property is getting considerably more than the average, this may well mean that there is a lot of interest in your house but in the current climate, people who have houses of their own to sell are nervous about viewing properties as potential buyers because they simply aren't in a position to proceed, at present, if they find a property they really like. This is certainly true of many - although not all - areas of the country at the moment.
The only thing that concerns me about your original enquiry is that your estate agent is simply not providing you with regular feedback. This should be virtually a standard part of the service. Your estate agent should also be in a position to tell you which marketing techniques they have used successfully for other properties where interest is slow, or flagging. I suggest that you make an appointment to go and see your estate agent. It is much easier to give you a facile reply over the telephone than it is in person. If your estate agent has no ideas to offer that would generate interest in your property, then it might be time to consider going elsewhere. I sympathise with you....selling a property these days is such a stressful business. Hope it works out for you soon. |

It could take double the amount of time to sell with an estate agent who doesn't proactively work for you. It sounds like in your situation, if you managed to sell your house it would be by sheer luck, not by strategy (on the EA's part). In the current market, sellers (or the agencies that represent them) have to fight for every sale, proactively go out and make sales. Time means money. Have a chat with your friends and family and see which EAs they recommend for their customer service. Best of luck with the sale. |

That is a good tactic Kevin and should certainly be adopted if you feel your estate agents are not doing enough in your eyes. Remember the market is slow at the moment and could just be a case of feeling the consequences of a recession, regardless of the low interest rates. Of course I am not expert and just suggesting this could be a reason. If you are truly unhappy with your EA then maybe take matters into your own hand and use the online web-site that enable you to sell you home?

I would think seriously about changing agents. If they put you off a viewing by saying the house was next to a main road and noisy they might be doing the same to potential viewers for your house. Seems a bit odd not to jump at the chance to arrange a viewing for you if you want one.
