Default One purchase 2 title deeds, stamp duty?

Hi, we are currently buying a house which we have discovered has 2 title deeds, one for the house and one for the adjoining land. They are owned by 2 separate but related people. The question is, is the stamp duty paid on the combined figure for both or is each treated separately and we pay stamp duty on the purchase price of each separately?

If the two transactions are linked, the stamp duty land tax should be paid on the combined figure. However, as there are separate sellers then, if there are separate contracts, the Stamp Office may accept that the transactions are not linked - a client of mine built a block of 14 flats and granted leases of each tom his company, albeit on different days. Despite my dire warnings that the Stamp Office would treat them as liked transactions, they did not - I am still amazed!

I would certainly consider them to be "linked transactions" in those circumstances

I agree. The acid test seems to be whether the sellers would sell their interests separately to different people.
