In the current climate many large developers whom have options on 'land banks' will probably try to push back any planning applications as long as possible as the profit margins on these developments will now be much tighter.

Its also important to not that, just as the market has shrunk for residential mortgages, builders will be finding it more difficult and expensive to obtain development finance.
