Default Planning Permission for Conservatories

Hi there, not sure if I have posted this thread in the right place but I need some advice on planning and building conservatories. Now I assume that I would need planning permission for one no matter the size as it is classed as an extension. But I have also read that it will need to meet a variety of building regulations. The thing is im a bit of a newbie to the building trade and haven't really got too much of an idea who to speak to or to ask.

Rather than just go straight to a company I want to know the in's and out's of whats going to be done. Plus it will stop any cowboy builders overcharging me.

Any help would be greatly appreciated.

What I have heard is like 35 sq meters does not require planning permission check portal web site

It would depend on the size of the extension/conservatory.

Generally speaking they allow up to 15% of additional floor area (including existing extensions) provided that they are 1 metre from a boundary, cannot be seen from a highway and are no higher than the ridgeline of the house. If this is the case planning is not required.

BUT check with your planning authority as some areas do not have permitted development rights.

You will of course need building regulation approval and will soon be required to improve the energy efficiency elsewhere in your home as part of the process.

The main issues you will face is building regs they will want to inspect every thing, planners can be fairy straight forward and do offer the correct advise

No doubt they will be at the bottom of the garden sitting on a toadstool keeping an eye on things should Gonzo go ahead!
