Default problems getting mortgage for converting 1 property to 2 flats

Hi
Just bought a property at auction that has planning for 2 flats. have been trying to get a buy-to-let mortgage with not much luck as alot of companies say they cant help until the work is completed because i only have one deed and the property is being split into 2. has any one got any advice or ideas where to get a possible mortgage.
