Property registered as Leasehold and Freehold
We are currently purchasing a property that we discovered as registered as freehold *and* leasehold. Our solicitor confirms that after purchase they will get the registration changed so that the leasehold is merged with the freehold. Has anyone ever heard of such a situation as I find it somewhat unusual.

If it is a house and the seller owns both titles then he presumably will sell both to you and if you want your solicitors can merge the two and get rid of the leasehold.
However sometimes this is not a good idea because it may happen that there are rights attached to the leasehold that do not apply tot he freehold, e.g. to use a rear access way and there is a garage in the back garden facing out onto it. No big deal having both titles. If the seller only has the leasehold then he can only sell that - and that would be the position with a flat.
