Renting with debt.. already With a letting agent for 4yrs.

We have been with them for over 4 years now, since then my credit rating has taken a turn for the worst,i'm in debt but managing to scrape thro,most important i have not missed one rent payment to the agent, and never will.
Before we moved in they did a credit check on us, we were debt free then, so all was ok.

I wanted to know if we wanted to move and stay with the same agency, would the agent have to do another credit check and obtain references, i mean THEY are our referees!! if so we will stay where we are and let sleeping dog's lie as the check could jeopardise our very good relationship with the agent...wouldn't it?, do you reckon they'd take everything in to account and maybe ask for a guarantor..

We have looked after the property, we keep it spotless, the agents do a property check every 6months (a service they offer to the owner) and they always admire the way we keep it.

But we've found out they ask existing tenants to re apply if you would want to move, which involves doing all the checks again!
