We have found Gumtree to be very good for sourcing tenants. Especially for the student markets. It is a free service as well. Its only downfall is that the adverts need re-newing every few days.

At the moment property vendors expect to see their property on rightmove, but Zoopla is catching up in popularity. Many agents have their own website, such as mine at Red House Estate Agents in Portland - Property for Sale and Rent in Portland We pay a fortune to get our own identity and then lose it all with homogenous entries on portals.

Because one agent is on rightmove, we all have to do it or lose competitative edge. Now they have hiked the prices and introduced 'premium products'. I do hope vendors lose interest and we can all save money. There is much merit in the individuality of estate agents own websites.

I am sad to say, we get most of our leads from rightmove or Zoopla.

How about an alternative to Rightmove?

We are a small Estate Agency who sell and rent properties, we have always used Rightmove to advertise our properties to let, but we can't afford the extortionate rates they charge for sales. We have asked them to bring in a lower rate for small agents or a pay per click, but they keep refusing!

As we all know Rightmove was born from a mixture of the major agents in the UK, which now has the monopoly on costs to advertise with them. What is needed is for all us independent agents to get together and bring an alternative Property portal to the market in direct competition with Rightmove.

I would like to know if other agents would be interested in getting together to produce such a site?

All we used was Rightmove, and in all fairness I think it's a great tool, however this means they have a monopoly of the market, so as in most cases of this, can do as they please.
