You are still making about 10000 pounds. Its a good money in my opinion and if you are a bit certain considering the market conditions that your property value will not raise than that then i think you should realize your investment. But please also keep in mind that you never know when price increases. Real estate is market is very uncertain and mostly depends on several factors like employment, population, earnings etc. So think yourself we all can only advise you.

Why do you want to sell the property which is giving profit? As for house price predictions I use to believe Savills - and they predict that in 2016 prices in Wales will be 5 per cent higher.

if you can make a profit , i think selling is a good decision , and even if the property market recover next year when you want to buy another house with your gf , prices wont go up dramatically , i guess you don't have to worry about that .
