Default We cant sell our Flat (first post)

This is probably a topic that comes up many times in the current market.
Basically we put our flat on the market back in January (bad time) but didnt expect much to happen in the early weeks. In the middle of march we decided to ditch the agent as we were not happy about the lack of Viewers, 2 in total.
Since then we went with a high street agent who has been very helpful and so far passed 7 viewers in the first 4 weeks. Out of them, only one has come for a second viewing and another 2 have made an unofficial "note of interest".
My wife and I are getting quite anxious about the lack of movement though.
Nobody so far has said anything about the price being too much, its just been little things like that have turned them off.
After 9 Viewers are we right to be concerned over there being no offer as yet?

There are a number of reasons why you might not be able to sell:

1) Area - some areas are just not selling right now - are other flats near you selling right now ?

2) Price - If you have had a number of viewers and no offers then I would look at the price, look at flat selling prices near you (not asking prices) and see if your property is priced correctly if you don't know where to start then try mouseprice (google it). In general I work on if a property is a little overpriced then people will make offers whereas if it is a lot overpriced normal buyers are generally too embarrassed to make offers low enough to adjust the price to normal.

3) Condition - is the flat or the way you show people round putting people off the flat ? A lot of sellers do put off potential buyers by showing off every power socket etc. and have no idea that they are doing it

Are you in a hurry to sell or can you wait for the market to adjust ?

If you are talking within the next ten years yes otherwise that is my point people can only wait so long
