Default What are the duties of a letting agent?

A letting agent in essence,is the go-between a landlord and the tenants. He is therefore meant to take care of both interests while ensuring good flow of business. This role is, however, unclear for most, especially in as far as the details involved therein. Let’s look at the expectations of a letting agent Edinburgh.

Finding tenants

This is relative to when the agent is hired. For the most part, letting agents Edinburgh are hired at the opening of new residential blocks. As such, it is included in their contracts that it is expected of a letting agent to find ways of attracting tenants.

The letting agent is also expected to not only let the housing, but also manage the buildings and the tenants. This then means that whatever complaint the tenants may have should be handled by the letting agent. This is inclusive of repairs, security and anything else housing related.

Rent collection

This is the most common role of a letting agent Edinburgh. Being the go-between the landlord and the tenants, he is responsible for collecting the rent and even writing letters where needed to remind tenants of the pending bills. This role is also vital for the agent as most are paid a percentage from total rent collected each month, though some landlords also give allowances.
