Default What makes a good valuation?

Posted this somewhere else and dont know which is the best, so if its ok ill leave it in both!

Anyway, im an estate agent and just want to pick your brains as to what do you think makes a good or even great valuation?

Obviously I know what I do but its really good to ask people who have experienced other companies and valuers.

Please let me know good and bad things!

A realistic valuation.

Even during the collapse in property prices in England, here in north Scotland estate agents were trying to push the ceiling on prices ever higher.

Then they had to start rolling them back again because they were plainly unrealistically.

There are far too many agents looking at getting the highest price for the seller - even when the price suggested is not realistic - as all it does is waste months of sales time.

IMO, the agent needs to weigh up the positives and negatives of a realistic price with the seller's needs in mind (ie, how long can they really sit on the property market?) rather than trying to push price ceilings for the sake of it - especially in a declining market!
