Site on M62 acquired for speculative development

Marshall CDP, a Yorkshire-based property developer specialising in acquiring sites for speculative development throughout the North of England, has bought a 16-acre site next to Burtonwood’s M62 motorway service station for an undisclosed sum. The site was purchased from Welcome Break.

Planning permission has been granted for the site, which is near junction 8 of the M62, for employment uses, a hotel and public house. A new access will be created into the site off Charon Way, near Warrington.

This is a major redevelopment scheme for the area, and the developer is already in discussions with a hotel and leisure occupier for the hotel and pub site.

A range of detached industrial and office units are planned, which will be developed speculatively. The units will be made available either freehold or leasehold. The start on site will be phased because some parts of it require remediation.

Traditionally Marshall CDP has specialised in the commercial sectors, with particular emphasis on retail leisure offices and industrial. It is the development arm of the Marshall Group.
