Buy-to-let lender, Paragon, is reminding landlords that they could face a £200 fine if they do not provide prospective tenants with an Energy Performance Certificate (EPC) from 1st October.
Recent research by Paragon indicates that 55% of landlords are unaware of the legal requirement to provide an EPC and Paragon’s managing director, John Heron, points out that taking action early not only removes the threat of legal action but also ensures that a property does not remain empty because an EPC is unavailable.
The lender’s research also revealed that 86% of landlords surveyed had not heard of the Landlord Energy Saving Allowance (LESA).
This takes the form of a tax allowance up to a maximum of £1,500 per building and allows landlords to make a deduction for expenditure on energy saving items in calculating taxable property income.
Earlier this month, Paragon launched an EPC service to help its customers ensure they are ready for the new legislation, which forms part of Government measures to reduce carbon emissions.
