The National Landlords’ Association (NLA), which represents private residential landlords across the UK, has launched a Fire Safety Logbook which aims to help landlords maintain high fire safety standards.
The online tool, which is available at no charge, allows records of fire safety precautions to be held in one document and includes a template for a fire safety risk assessment.
It can also be used to keep a record of mandatory safety checks, fire equipment defects and details of when fire alarms have been activated.
The new facility is intended to be used in conjunction with the LACORS Housing Fire Safety guide, which adopts a risk based approach to fire safety that will satisfy both the Housing Act 2004 and the Regulatory Reform (Fire Safety) Order 2005.
NLA chairman, David Salusbury, comments: “Fire safety in the private-rented sector is clearly an issue of vital importance. Landlords face a complex maze of fire safety laws, with different legislation relevant to specific property types. It is important that landlords are aware of which is relevant to their properties and ensure they are adhering to the rules.â€
Houses in multiple occupation are a particular concern because they are subject to the Regulatory Reform (Fire Safety) Order 2005, which demands that the responsible person must carry out a fire safety risk assessment and implement and maintain a fire management plan.
