York is the cheapest city in the UK in which to flat or house share, according to Easyroommate.co.uk.

The historic location offers an average rent of £270 per calendar month, or 14% of the typical monthly wage, compared with a UK average of £348 per month translating as 16% of monthly income.

Loughborough and St Albans follow on in terms of affordability across England, both at 14% of monthly income, and the rental portal’s research also identifies Welsh cities as performing well, with both Cardiff and Swansea in the top five.

Southampton is the least affordable city with 27% of average income spent on rent, while a shared home in London swallows up 21% of average income.

Exeter and Nottingham come behind London with flat and house shares costing 20% of income, then Leicester at 19%.

Looking to the future, Easyroommate spokesman, Jonathan Moore, expects rising unemployment to push up demand for flatshares.

He is predicting that rents will rise by 10% across the UK over the next two years, with an increasing gulf between the market in the South East and the rest of the country, and the cost of room rental in London topping £600 per month.
